Why is the EPB essential: what is it used for?
The EPB certificate is an essential document when you want to buy or sell a property.. It provides information on the energy performance of the property, as well as any renovation work that could improve it.
Thanks to the EPB certificate, the buyer or tenant immediately knows how energy-efficient the property is. What's more, the EPB score has a major influence on the value of the property. The higher the energy score, the higher the price of the property - and vice versa.
The EPB certificate is valid for five years. If you improve the energy performance of your home, you are free to apply for a new certificate at any time.

Who must obtain an ILL certificate?
Any owner wishing to sell or let a property in the Brussels-Capital Region must have a PEB certificate. There are two types of EPB certificate: the individual residential EPB certificate, for a dwelling of 18m² or more, and the tertiary EPB certificate, for an office of 500m² or more.
How do you prepare for an EPB certification visit?

- Photos/invoices of the insulation
- Contractor invoices
- A previous EPB certificate
- Any document that can prove the year of construction
- Technical documents for heating/hot water/ventilation
A PEB expertise is a non-destructive inspection, which means that our certifier cannot drill holes in the roof or walls to determine the insulation material. That's why the documents mentioned above are essential. Without these documents, you cannot prove what type of insulation was used. Our inspectors do not take verbal information into account.
If you don't have all these documents at the time of the inspection, that's not a problem. The certifier can add them to the file after the inspection. However, to facilitate the visit, we recommend that you provide them in advance.
